Pre Leasing

  • Tenant presentations locally, regionally and internationally.
  • Brief the Developer and his team on the operational requirements for the property including space allocations, basic facilities and main services requirements.
  • Review and comment on the architect’s plans, layouts and specifications to maximise on total lettable areas and revenues.
  • Review and submit relevant comments, findings, remarks, suggestions, critique and such other necessary information on the layout concept designs by Project architect for review and appraisal;
  • Review and advice on the partition designs/ unit sizes and materials to be used for durability and quality.
  • Advice on the specifications for both external and internal signage requirements as well as advertising spaces within the property.
  • Review, comment and advise on the interior design layout of property including theme treatment and functional layout of all public and services areas

Market Survey/Feasibility Study

  • To provide an initial dip stick market survey with the intention of coming up with appropriate findings on the requirements to make the project a success, review the concept and design input, and undertake preliminary due diligence information on shortlisted key tenants.
  • In retail properties, information on what to provide in the Retail, Entertainment, Lifestyle space; current market requirements for such facilities and market expectations, best practices and the target clientele for letting;
  • To assess risk factors attendant to projects of similar magnitudes; what infrastructure can be furnished to the project to make it market friendly and to attract the desired clientele;
  • To assess demand and supply position for the Retail, Entertainment, Lifestyle and office spaces for Leasing;
  • Advise on the best letting floor areas.

Implementation, Marketing and Leasing

The final step in the process will involve leasing, project launch & positioning, initial move-ins.
Provide the following services in relation to the project:-

  • To perform Public relations consultancy services in relation to the project and participate in the launch of the project and provide direction on the identification of a target market in due consideration of current market trends;
  • To come up with appropriate findings on the sector performance in the commercial/retail property market and conduct marketing activities both domestic and international for the project;
  • Advise on the positioning of each retail component including the floor level.
  • Advice on targeted rentals, service charges for each space.
  • Coordinate design and placement of marketing materials.
  • Advise on the optimal tenant mix and project positioning.
  • Provide all Leasing and Tenanting Document templates.
Marketing

Undertake marketing initiatives including compiling prospective buyers’ data and new marketing strategy.

Scope of work:-

  1. Implementation and management of the marketing strategy
  2. Management of the leasing team including taking personal charge of the engagement.
